Super Built-up Area

Built-up area plus a proportionate share of common areas like lobby, staircase, elevator space, and amenities.

Super Built-up Area (also called Saleable Area) is the built-up area of your apartment plus your proportionate share of common areas in the building.

Components added to Built-up Area

  • Lift and lift lobby area
  • Staircase area
  • Common corridors and passages
  • Club house and gym (in some calculations)
  • Swimming pool area (in some calculations)
  • Security cabin and other common facilities

The Loading Factor: The difference between super built-up and carpet area is often expressed as a "loading factor" or "super built-up percentage."

Loading = ((Super Built-up - Carpet) / Carpet) × 100

A typical loading factor ranges from 25% to 40%, but can go higher in luxury projects with extensive amenities.

Before RERA: Developers quoted prices on super built-up area, which made apartments seem larger and prices seem lower per sq ft.

After RERA: All sales must be based on carpet area, making pricing transparent. However, you may still see super built-up area mentioned for reference.

Caution: Some developers have been known to inflate super built-up area by including unreasonable common areas. Always verify the carpet area independently.

Examples

A 1000 sq ft carpet area with 35% loading = 1350 sq ft super built-up

If developer quotes ₹8,000/sq ft on super built-up and loading is 35%, effective rate on carpet is ₹10,800/sq ft
