Built-up Area

Carpet area plus the thickness of outer walls and the balcony, also known as the plinth area.

Built-up Area (also called Plinth Area) is carpet area plus the area occupied by walls. This includes:

Components of Built-up Area

  • Carpet area (usable floor space)
  • Area covered by internal walls
  • Area covered by external walls (typically calculated as 50% of external wall thickness)
  • Balconies and terraces (exclusive to the unit)

Built-up Area Formula: Built-up Area = Carpet Area + Wall Area + Balcony Area

Typically, built-up area is 10-15% more than carpet area.

Why it matters: Built-up area gives you a better sense of the total space your apartment occupies, including structural elements. However, for pricing purposes, carpet area (post-RERA) is the standard as it represents actual usable space.

Note: Different developers may calculate built-up area slightly differently, especially regarding how much of external walls and balconies to include. Always clarify the methodology used.

Examples

If carpet area is 1000 sq ft, built-up area is typically 1100-1150 sq ft

A 20 sq ft balcony adds to built-up area but not carpet area
